4 Point Inspection

A Four Point Inspection is an evaluation of the four major systems of a home: electrical, plumbing, HVAC, and roof and confirm these systems are up to date and in good working condition.

Four Point Inspections are often required by insurance companies before agreeing to insure the home. Generally includes:

ELECTRICAL - to make sure the system is grounded, and there are no hazards  (wiring material, electrical box brand, etc.)

PLUMBING - no signs of existing leaks, type of drain lines

HVAC - Sufficiency for size of the home, Power source (electric/gas)

ROOF - Type of covering, age, condition (remaining life expectancy / damages)


Wind Mitigation

Insurance discounts are based on six categories of wind mitigation features: roof-to-wall connections, roof geometry, roof covering, secondary water resistance, opening protection, and year of construction. Stronger features like double-wrapped roof-to-wall connections and hip roofs can earn higher discounts, while comprehensive opening protection on all windows and doors is an all-or-nothing credit that can result in significant savings.  
1. Roof-to-wall connections
  • Discount basis: How the roof structure is attached to the exterior walls.
  • Discount factors: Double wraps provide the strongest attachment and the highest discount. Toenails provide the least protection. 
2. Roof geometry
  • Discount basis: The shape of the roof.
  • Discount factors: Hip roofs (sloped on all sides) are preferred and offer discounts. Flat roofs are not typically discounted for this feature. 
3. Roof covering
  • Discount basis: The age and type of roof material.
  • Discount factors: Roofs installed after a certain date (e.g., March 1, 2002) that are certified to resist high winds can qualify for a discount. 
4. Secondary water resistance
  • Discount basis: A secondary water barrier installed under the roof deck.
  • Discount factors: This feature protects the home from water intrusion if the roof is damaged. It can provide a discount and is often required for newer roofs to pass inspection. 
5. Opening protection
  • Discount basis: Protection for all windows, skylights, and doors.
  • Discount factors: This is an "all-or-nothing" credit. To get the discount, ALL openings must be protected with either hurricane-rated impact glass or approved shutters. This includes the garage door. 
6. Year of construction
  • Discount basis: When the home was built.
  • Discount factors: Homes built after 2007 that meet current building codes, or homes built after 2002 that meet certain safety codes, are more likely to qualify for discounts.
